• We live on property with our 2 dogs Johnny and June, there is 1 free range cat that has claimed her space as well.

  • Smoking.  You may smoke on your private decks or the parking lot.  No smoking on the pool deck or inside the apartments.

  • Quiet hours.  We request no loud music or general loudness between 11 p.m. and 7 a.m.  

  • Parking. Park between 2 white lines, 1 parking space/rental.  Side note, it is easier to back into the drive than to back out.

  • Trash, When ready to remove trash it should be taken to the bins near the parking lot, and recyclables (aluminum cans, and plastics #1, #2, #5) should be rinsed and separated.  We have provided seperate cans in each apartment to help with this.

  • Water conservation.  We collect our rain water from the roofs and store in cisterns, please help us conserve in the way you shower, flush, and wash dishes.  While the water is filtered, it is not U/V or Reverse Osmosis treated.  We highly suggest purchasing drinking water from town, either by refilling gallons at the Santos laundry or the machine by Kilroy’s, St. John Water and Ice (in the Lumberyard Parking) or purchasing from any grocery store.  We have left a reusable gallon in your refrigerator to get you started, please do not throw this out. 

  • A/C.  We ask that you please only run the A/C when someone is in the bedroom and the bedroom doors and windows are shut.  The bedroom A/C units will not cool the entire apartment and may fail if used in this capacity.

  • Power outages.  They happen.  We have added solar panels and 3 Tesla Powerwalls.  If we experience an extended outage (especially after dark) we will text you and request your help in conserving the power, i.e. not running A/C, dishwasher, or doing laundry.

  • Internet.  WiFi is provided throughout the buildings and the pool deck, we will not lose internet due to power outages with the Powerwalls.  However, we may lose service due to internet provider during power outages, and other randomness.  We will do everything we can to facilitate, but cannot be held responsible for internet outage due to provider.

  • Phones.  We do not provide land lines, and highly recommend setting your phone up for WiFi calling before arrival.  It seems the only reliable and best service around island is AT&T.  We also highly recommend turning OFF your roaming as occasionally phones pick up the tower from the BVI’s.  Unless you have an international plan you will be charged.

  • There are cameras monitoring the parking and common walkways.

  • Pool:

    -No person under the age of 18 permitted on pool deck without parent/guardian.

    -Absolutely NO GLASS.

    -The pool grill is for everyone’s use, please clean after each use.  

    -As it is a shared space, please be considerate with music, language, and behavior.

    -ABSOLUTELY NO DIVING!

    -No lifeguard on duty.

    -Walk, do not run.

    -Please kindly return items from your apartment back to your apartment, and vice versa, including trash.

  • Kick back, relax, cool off in the pool, watch the sunset……

BOOKING PROCEDURE/REFUND POLICY

  • Upon booking you will be directed to a payment page for 50% of your stay. Your dates are reserved once payment is complete.

  • The 2nd invoice is due 42 days prior to your stay.

  • Cancellations more than 90 days will receive a refund of 90% of total stay, less transaction fees. Cancellations less than 90 days and more than 30 days prior will receive a refund of 50% of total stay, less transaction fees. No refunds will be made for cancellations less than 30 days.

CHECK IN PROCEDURE

  • We will email you a map and detailed driving instructions, a digital version of our house information, lockbox code, and a request for your flight information.

  • Check in time is 3:00 p.m. or after.

  • Check out time is 10:00 a.m. or before.
